Natural disaster? We’re quite safe from all unless you’re saying some rain affecting internet or electric cable which are just random unfortunate event.
Safety wise I’ve heard of break ins in Rimba/mata-mata/Salambigar. Traffic wise I heard Menglait/Beribi/Bandar school zones usually have high traffic jam during lunch time and school rush. In terms of facilities you’ll see Reddit having complains about no water in Berakas area. These are hearsays or personal experience so up to you to think if they’re trustworthy.

Along Jalan RIPAS. Confirm the best maintained roads you get to see.
Although you can get stuck in traffic if big boss wants to go out for a spin.

Subok and belimbing area. Peaceful and quiet. Some more go to one city salambigar also very convenient and chill at night. Cinema also has and is clean also.
