Once unissa is up. Temburong would be like Oxford . Scholars from all over the worlds will converge in temburong to learn .

Before we talk about Temburong, let's talk about Muara town first. There's so little development that I only go there 2 times a year. It was not interesting, boring and lifeless. Temburong also same. Even with SOAS bridge, many Temburong shops had closed down. Another boring town. KB is second ranking after Bandar.

by 2035 we have.... new shops... but new every yanur, soon lee, hua ho , milimewah, intracorp, court funiture will be rushing to grab the untapped market of it's residents

From the pic I can tell this is the view of Pekan Bangar before 2012. Because the jetty terminal apparently still under construction there.
Now what's changed since then? There is now a roundabout near the triple junction. The road running through the town center has been closed off and redesigned with those umbrella-like structures. The wharf has been closed down as well and now the whole section from the Temburong river bridge to the fire station been rebuilt as waterfront areas. SMSHB which is at the center right is no more, the new SMSHB is now in Batu Apoi. And of course the Stoneville hotel being built at center left a few years after this pic was taken.
Those are the major changes in the last 12 years in Bangar Town, 2034 is only 11 years away and I dont see anything being done from the govt side. If there is any more development, it will definitely have to come from private sector.

I'm guessing a new mall with all the same shops and cube shops that we see in BSB.
The start of the solar power plant in the top right of the photo which is the land gazetted for it, but it will be in continuous development because of no budget.
A few more (about 10?) residential houses top left?
